Coastal Quarter ground preparation works

North Ayrshire Council is ready to invest £170 million in Ardrossan – the biggest regeneration programme the area has ever seen.

Central to those proposals is the derelict North Shore site which will be the location for the new Ardrossan Educational facility - incorporating a new Ardrossan Academy and Winton Primary – new housing, a coastal path and International Marine Science and Environmental Centre.

Before construction of the new school can start ground preparation works will take place to ensure it is safe to build on it.

Over the course of nine months, ground preparation works and construction works will begin.

Remediation of the site will be carried out to the highest standards for residential and school use. Part of the site has already been developed to accommodate housing. The remediation strategy will generally include the following works:

  • removal or treatment of contaminants
  • provision of new site material
  • use of barriers to any residual contaminants

Prior to work starting, it is anticipated that drop-in sessions will take place to provide further details and answer questions about planned works.

Project updates

Planning approval was granted on 10 March 2022 for ground preparation work.

October 2023

The remediation contractor has taken possession of the site and erected secure boundary fencing and signage. There will be no public access within the site boundary until works are completed.

March 2024

A contractor has been appointed to carry out enabling works at the site of the new Ardrossan Community Campus.

Glasgow based RJ McLeod will carry out the enabling works, which will prepare the site for development of the new Ardrossan Community Campus.

Enabling works will involve installation of a revetment, creation of a new spine road and coastal path, earth movement and other works to ensure the site is ready for the development.

RJ McLeod's out line works programme is as follows:

Early Mobilisation Works - 11 March 2024 to 22 March 2024

Phase 1 Works - April 2024

  • Earthworks operations
  • Revetment works
  • Drainage works

Rock armour deliveries - May 2024

  • Revetment works

Phases 2 and 3 Works - July 2024

  • Earthworks
  • Capping layer works
  • Drainage works
  • Road construction works

Works Completion and Demobilisation - March 2025

Newsletter update 18 June 2024

To accommodate changing tidal times, there has been a further extension to the working hours of RJ McLeod to undertake the outer revetment works. North Ayrshire Council's Environmental Health has confirmed the extended working hours throughout June 2024 of between:

  • 4am and 8am
  • 6pm and 10pm

Delivery of materials and transportation of rock around the site is not permitted during extended working hour periods. Works during the extended working hours will be restricted to the area of revetment furthest from residential areas.

Contractors will continue to endeavour to keep disruption to residents to a minimum through robust monitoring arrangements and review of any mitigation measures.

Please note: extended working hours will be reviewed on a monthly basis through application to Environmental Health. It is anticipated that arrangements will continue to be extended until September 2024, informed by ongoing and additional noise monitoring.
